I was wondering if you could share tips and tactics for getting a good value in this market. For example, how did you determine a fair price, is there anyway to make a low offer more likely to be accepted, how do you find out how low a seller a willing to go, etc.
No need to answer in these comments, but if you have time (between packing, moving, working, mothering, wife-ing) then some posts with helpful tips would be greatly appreciated.
Our low offer was made without loan contingency and with a personal assurance of residence (in other words, we aren't some developer looking to tear your house down) and we completely abused our poor agent by making her write many, many offers that never came to fruition. Our hats are off to Amy at Catalist Homes (West LA/Santa Monica) for her invaluable assistance.
