Summer's over- let the price chops begin!

Hi 11244 Sunset- still not sold after 160 days? Your sister at 11150 Sunset is now asking $1,689,000 (down from $2,350,000)and isn't looking much better- and I'm not so sure I'd offer $1.2 million anymore.

The kids are in school and we've sent the exchange student home- so the pressure is off. We are seeing some movement, but there are still some exemplary holdouts- a new favorite is 2267 Roscomare- on the market 270 days now and still playing the lower price by $5000, raise price by $5000 every week or so.



1135 Berkeley is still hanging around- now with a call from the agent asking if we would consider paying full price if the owners put in a full bath upstairs. Ummm no. We have a hard time conidering $1.6 million, no matter how much cheap granite you toss in.

If anyone is still reading, we have:

5 beds, 3 baths, a 4400 sq. ft fenced flat grassy back yard, a reasonably safe, convenient neighborhood and a lousy (really lousy 89% ESL, API score 703, Greatschools 4/10) + 3 school age kids currently in private school.

we want:

at least 4 beds, 3 baths, at least 2000 sq ft fenced flat grassy back yard, a reasonably safe, convenient to Santa Monica and Hancock Park neighborhood and neighborhood public schools with at least 750 and 8/10.

Oh and we'd like to spend less than $1.5 million

If this doesn't show the fallacy of your efforts to buy a home in this market, nothing will.

The pressure is off because tuition is paid- we won't move the kids mid year. 5 people in a 3 bed house is do-able, but summer guests, an exchange student and too many pets nearly killed me.

House prices for the houses we want are slowly coming into range. I went and saw 150 N. Barrington last week- it's in the correct price range, but it's REO and the previous people really did some damage.

Start now. No really. Even with the expediter ($79.99) and using Livescan to deliver the fingerprints ($39.99) turnaround time to get the FBI letter into my hands was 9 business days. Then Federal Express to Washington DC expediter to get the Apostille (otherwise 6-8 weeks). Arrives at expediter on Monday. Enters system on Tuesday AM, returned to expediter on Friday PM. So some things have changed...

It's been a lifetime since purchasing the dream house in Pacific Palisades and our family actually moved to the Bay Area fairly recently. We are on the road again- this time to sunny Cyprus (no not Orange County, CA) and two parents, three kids and two dogs are making the big overseas move.
