A new home for the swingset of doom. My kids will be in LAUSD, but the catchment area is all top notch schools- and that was top priority. I'm still going through the motions of applying for magnet programs and such, but it will such a relief to simply toss them out of bed and out the front door (or back door for the high school)

Congrats.... Welcome to the Palisades! My niece goes to Paul Revere and nephew to Pali High (which I graduated from in '81)and they love it as much as I did....

I was wondering if you could share tips and tactics for getting a good value in this market. For example, how did you determine a fair price, is there anyway to make a low offer more likely to be accepted, how do you find out how low a seller a willing to go, etc.

No need to answer in these comments, but if you have time (between packing, moving, working, mothering, wife-ing) then some posts with helpful tips would be greatly appreciated.

For us the "fair" price was something that was determined for each property we viewed. It was based on a weird combo of current (as many as we could) comps for the property (land only)and an imaginary figure based upon a year 2000 price.

Our low offer was made without loan contingency and with a personal assurance of residence (in other words, we aren't some developer looking to tear your house down) and we completely abused our poor agent by making her write many, many offers that never came to fruition. Our hats are off to Amy at Catalist Homes (West LA/Santa Monica) for her invaluable assistance.

Our move will happen through the completely trustworthy and professional Delancey Street Movers and the countdown is ON!

Start now. No really. Even with the expediter ($79.99) and using Livescan to deliver the fingerprints ($39.99) turnaround time to get the FBI letter into my hands was 9 business days. Then Federal Express to Washington DC expediter to get the Apostille (otherwise 6-8 weeks). Arrives at expediter on Monday. Enters system on Tuesday AM, returned to expediter on Friday PM. So some things have changed...

It's been a lifetime since purchasing the dream house in Pacific Palisades and our family actually moved to the Bay Area fairly recently. We are on the road again- this time to sunny Cyprus (no not Orange County, CA) and two parents, three kids and two dogs are making the big overseas move.
